Medical hub planned in Duluth

Titanium Partners LLC announced its $16 million renovation plans for Duluth’s largest privately owned building on Wednesday.
The Duluth-based company aims to turn the two-story building, located near the intersection of West Arrowhead Road and Rice Lake Road, into a destination medical center. It will house several medical providers, including the building’s current occupant, UnitedHealth Group.
Titanium Partners began looking for a development site about 18 months ago, as it had a number of medical office clients that needed space, said Brian Forcier, president of Titanium Partners. The company will serve as developer, leasing representative and property manager for the project.
“One of the challenges of Duluth is … that development costs are high in Duluth. We’ve got tough topography with the lake on one side and a rock ledge on the other,” Forcier said.
The company settled on the building, located at 4316 Rice Lake Road, because it’s well-built and has a Class A construction, he said.


Once renovations are complete next year, the medical center will feature a state-of-the-art surgery center as well as several health care providers, a news release said.
